Contact PbFreeOhio to set a time to walk through your property to check for potential Lead Paint hotspots. Your inspector will walk through the property with you pointing out potential hazards and issue recommendations for cleanup should any deficiencies exist. Once potential hotspots have been addressed, move to the next step.
Lead inspector views all surfaces interior and exterior of property to determine risk.
The Assessor meets with ownership and tests applicable units and common areas for lead paint exposure. Chemical samples are taken and sent to a certified lab for evaluation. Turnaround time is 14-21 days from exam to results so please plan accordingly. Expedited and Rush services are available upon request.
Inspector tests a specific wall area for lead exposure.
Assuming your tests come back with no lead exposure, our office will issue you a certificate that is good for two years from the date of issue. (Twenty year exemption certificate is also available and better suited for larger landlords) Keep this certificate on file as it will be needed for filing with any eviction actions at Cleveland Municipal Court. Also this certificate must be included with any future sale of the property in your disclosure statements.
Should the tests find positive traces of lead paint, your inspector will work with you to determine the source of lead paint exposure. Your inspector will create a list of interim remedies and/or abatement suggestions and refer you to licensed Lead Paint Repair contractors. Once the repairs are made, you must schedule a clearance exam.
